Update from the GM: Office Flood – What Happened + Community Highlights

The Office Flood | What Actually Happened

On January 28th, our Association office building experienced a major water loss event after the fire suppression system failed. This was not a small leak confined to one room. The entire building was impacted. The west side of the office, where Lifestyle, Communications & Media, and Compliance are located, sustained the most severe damage and will need to be fully gutted. A portion of the ceiling in that area collapsed. Throughout the remainder of the building, approximately four feet of drywall must be removed due to water saturation, and flooring across much of the office requires replacement. The water damage is extensive. Mitigation began immediately. We are now in remediation. An insurance claim has been opened, and we are working closely with adjusters and restoration teams to determine the full scope and projected timeline. At this time, the building remains uninhabitable. Our team is operating out of temporary space in the Maintenance Office next door. A front desk presence remains in place. Services continue. Phones are being answered. Compliance is being processed. Maintenance remains active in the field. We are working and available, just from a different space.

Thank you to everyone who has shown patience and understanding. This has been disruptive for both staff and residents, and your flexibility has made a meaningful difference.

Virginia Parkway & Stonebridge Ranch Parkway | Finally Moving Forward

Now for some welcome news. Restoration work at the Virginia Parkway and Stonebridge Ranch Parkway accident site is scheduled to begin in approximately three weeks. This claim required extended coordination with the insurance carrier. During the process, the originally assigned adjuster transitioned off the file, which contributed to delays while the claim was reassigned and reviewed. We remained engaged and continued follow-up to ensure progress.

We appreciate the patience many of you have shown over the past year. It has taken longer than anyone would have preferred, but we are now seeing forward movement and look forward to closing this chapter.

Assessments, Violations, and Shared Responsibility

Annual assessments are due each January 1st and must be paid by January 31st to avoid late fees. This year, the Board approved a short extension through February 6th due to weather and the flood event. That extension has now concluded. The 2026 annual assessment is $1,053. Broken down monthly, that equates to approximately $87.75. For a 9,400+ home master-planned community with amenities, lakes, landscaping, staffing, insurance, utilities, reserves, and long-term infrastructure planning, that figure remains competitive within the North Texas market. Many large-scale communities assess equal or more. Assessments are not optional. They are mandatory obligations tied to property ownership under recorded governing documents.

The same principle applies to compliance. If you receive a violation letter, it is because a condition was observed that does not align with recorded use restrictions or adopted guidelines. The process is structured. Notices are issued. Time to cure is provided. Escalation occurs only after required steps have been followed. Living in a deed-restricted community requires participation from both sides. The Association maintains the common areas, amenities, infrastructure, and financial health of the community. Homeowners maintain their properties and meet assessment obligations.

A Final Note

Stonebridge Ranch is large and complex. It requires structure, consistency, and shared responsibility to operate well. When unexpected events occur, such as a flood or other disruption, stress increases. That is human. We all navigate it differently. The Board carries fiduciary responsibility for the Association. Management carries fiduciary responsibility in implementing the Board’s direction and ensuring consistent administration of the governing documents. That structure exists to protect the long-term health of the community.

At the same time, this Association functions best when communication remains constructive. We may not always agree. Not every policy decision will feel convenient. Not every notice will feel welcome. But we are partners in maintaining a community that more than 9,400 households call home.

The onsite team shows up each day to manage operations, answer questions, process requests, and implement policy. That work continues even under temporary conditions. It is steady, procedural, and designed to serve the broader membership. Stonebridge Ranch is not defined solely by enforcement or assessments. It is defined by how neighbors engage, how volunteers serve, and how professionals administer the structure that keeps everything functioning. Professionalism and kindness can exist alongside accountability.

It is an opportunity to meet the team, ask questions, and engage in open conversation. Face-to-face dialogue often brings clarity that written communication cannot.
