Update from Our General Manager, Rachael Robinson: Behind the Scenes – How Stonebridge Ranch Functions

Over the past several weeks, I’ve had the privilege of continuing to work closely with our Board, committees, and on-site team and of meeting many of you as you’ve stopped by to share your thoughts and questions. These conversations reaffirm what makes Stonebridge Ranch extraordinary: a community with a proud history, a strong foundation, and homeowners who are deeply engaged in where they live. Naturally, questions arise about how an HOA truly functions. That is expected, associations of this size and scope are sophisticated organizations, and their framework is more structured than many people realize.
At its core, a homeowners’ association is a non-profit corporation established to protect, preserve, and enhance the quality of life and property values for its members. Stonebridge Ranch operates within a governance system that balances structure, people, and purpose:
- Governing Documents: The Articles of Incorporation, Bylaws, Covenants, Conditions & Restrictions (CC&Rs), and Guidelines provide the foundation. They define the Association’s purpose, outline the Board’s authority, and establish the standards that shape our community.
- The Board of Directors: Elected by homeowners, the Board carries the fiduciary responsibility to set policy, oversee finances, and make decisions in the collective interest of the Association.
- Professional Management: Through RealManage Elevated On-Site, my team and I implement the Board’s decisions, manage operations, oversee vendors, and ensure compliance with both the governing documents and applicable law.
- Committees: Appointed by and serving at the discretion of the Board, committees provide advisory input, homeowner perspectives, and recommendations that support strategic planning.
- Homeowners: At the foundation are the members themselves. Assessments fund operations and reserves, elections select leadership, and engagement strengthens the community’s future.
Together, these elements form a structure that functions almost like a “city within a city” guided by elected volunteers, supported by professional management, and always directed toward a single purpose: to maintain and enhance the quality of life for all who call Stonebridge Ranch home.

As your General Manager, my responsibility is to ensure this structure operates seamlessly that Board decisions are carried out with precision, daily operations remain consistent, and governance is handled with professionalism and transparency.
