The Stonebridge Ranch Community Association, Inc. (SRCA) is first and foremost an alliance of homeowners who have bought into a shared vision:  to be the premier master-planned community in North Texas. Though our residents come from all walks of life and many countries of origin, upon moving to Stonebridge Ranch each one becomes an integral contributor to our way of life.

It’s more than the 5,000+ acres we occupy together here in McKinney, Texas. It’s the spirit we share—the spirit of coming home.

Stonebridge Ranch is located 35 miles northeast of Dallas and is one of the nation’s most respected master-planned communities. It is situated on over 5,000 acres, with more than 500 acres preserved as open space. The population at build-out is projected to be 36,000+ residents, and we are nearly there. Our neighborhoods include 70+ distinctive villages with homes ranging from the mid $200s to over $2 million. Among our diverse population, you’ll find young families, empty nesters, retirees, and singles from all walks of life.

Perhaps our homeowners feel it when they drive the streets of our 70+ villages for the first time, admiring the mature canopy of trees and the colorful landscaping as they scout for the home that will suit their family perfectly. Perhaps they sense it when they attend their first community-wide celebration and see folks of all ages laughing, dancing, and playing together. Perhaps they believe in it when the family next door becomes more than neighbors—when they become true friends. Perhaps it’s as simple as the sigh of relief our residents breathe when they pull into the driveway each evening.

There’s no shortage of things to do in Stonebridge Ranch. Not only do residents in good standing have access to the amenities located within our borders, as well as the 200+ social events the association hosts each year, but they also benefit from our close proximity to downtown Dallas and all of its cultural centers.

Closer to home, many of our residents enjoy frequenting historic downtown McKinney. As noted on the City’s website: “The city’s downtown square offers more than 120 unique shops and more than a dozen exceptional restaurants, including upscale restaurants featuring award-winning chefs, sandwich and coffee shops, outdoor patio dining and neighborhood pubs. If shopping is your thing, downtown McKinney offers an assortment of specialty shops and art galleries featuring the works of local artists, furniture stores, exquisite antique collections, gift shops, and apparel boutiques.

The original Collin County Courthouse stands at the center of McKinney’s historic downtown square. Reborn in 2006 as the McKinney Performing Arts Center (MPAC), the performing arts venue features a 480-seat theater suitable for intimate arts performances, lectures, and events. Thousands flock downtown for annual events such as Bike the Bricks, Oktoberfest, and Home for the Holidays – A McKinney Christmas.”

OUR HISTORY

STONEBRIDGE RANCH COMMUNITY ASSOCIATION

1970

In the 1970’s, Collin County was predominantly farm and ranch land. At the time, the 1,357 acres at the heart of Stonebridge Ranch was a tract known as the Flying M Ranch. Located outside the city limits of the small town of McKinney, the ranch wasn’t part of any suburb and had no paved streets. Instead, it was owned by a successful Dallas businessman and avid amateur pilot named M. Martin, who used it as his own private getaway. By 2017, the county’s population hovered at just under a million with 969,603 residents—a nearly 1,350% increase from 1970! But the Flying M wouldn’t remain a working ranch for much longer. Conveniently situated between Frisco to the west and McKinney (the Collin County seat) to the east, the tract of land was “ground zero” for the development boom that lay ahead for zip code 75071. In 1970, the recorded population of Collin County was only 66,920 people. But with the area’s proximity to Dallas, and the breadth of open land stretching to the north, the Flying M Ranch and everything around it was a prime location for real estate development.

1971

Martin sold the Flying M Ranch in 1971. The first development team zeroed in on the land that could be developed in the natural drainage basin of Wilson Creek. The investors hired the Phillips Brandt Reddick (PBR) architectural firm of Newport Beach, California, to develop the land plan. The firm had an impressive track record, having designed the plan for the very successful Woodlands development in Houston. To locals, it soon became clear that something big was taking shape as streets, sewer and utilities, golf courses and a Beach & Tennis club began to emerge.

Present Day

When one compares the similarity of amenity photos taken 30 years ago to images taken today, it’s clear that the dedication of former developers, homeowners, volunteers and professional staff paid off. Despite the exponential growth in our own population, there are many aspects of life here which have stood the test of time. Not only is this a testament to the strength and desirability of the original vision, but to the value of maintenance and oversight made possible by the collection of annual assessments over the past three decades.

Longevity & Value

A PREMIER HOMEOWNERS ASSOCATION

Stonebridge Ranch is recognized as one of the largest premier homeowners associations in the state of Texas. But did you know it also one of the longest-lasting? In 2018, we celebrated the 30th anniversary of this unique master-planned community. With so many new associations springing up around us in the City of McKinney, we are thankful for the benefits that come with three decades of growth.

Portfolio of Amenities

Because we have been here for three decades, we’ve had time to build up a truly impressive portfolio of amenities, including two pool centers, multiple sports courts (tennis, basketball, sand volleyball, pickleball, and soccer), over a dozen different playground areas, and more. However, our annual assessments are lower in comparison to many other associations which have fewer amenities to offer.

Social Enrichment

Stonebridge Ranch residents enjoy an event calendar that includes events for residents of all ages. Homeowners can participate in large-scale holiday parties attended by thousands, or low-key small groups such as our Book and Travel Clubs. We continue traditional events which residents have come to anticipate every year, such as our annual Tree Lighting Ceremony in December, while looking for new ways to keep our residents engaged and active.

Financial Stability

Due to sound financial oversight by community leaders over the past 30 years, the association’s Repair & Reserve budget (used to maintain the upkeep of all common areas and amenities) is adequately funded at a level which ensures long-term upkeep of our infrastructure. Annual independent audits verify our strong financial position.

Professional Management

Stonebridge Ranch Community Association (SRCA) partners with professional management company, GrandManors to oversee the management of the Association.  This partnership fosters stability and trust as volunteers and onsite staff work together to find strategies and solutions that will best serve the community as a whole over time.

High Property Values

An active homeowners association like Stonebridge Ranch works to protect property values in a number of ways. Not only does the association manage shared common areas, amenities and activities on behalf of residents, but it also provides Modification Design Guidelines which assist homeowners in maintaining their individual properties to a common standard to enhance overall community appearance.

Today the Board of Directors, our six volunteer committees, and our on-site staff seek to uphold these values in every decision they make on behalf of the homeowners association. Attention To Collective Curb Appeal

Residents who read and follow the Modification Design Guidelines enhance their own homes while also preserving a coherent and premier look throughout our community as a whole.

Community Involvement/Partnership

When making choices on behalf of the entire community (9,400 + homes and 36,000+ residents), our volunteers and staff must take every aspect of a decision into consideration, from budget to long-term impact. Residents play an important support role in strategic decision-making by providing constructive questions and suggestions.

Stonebridge Ranch Community Association (SRCA) partners with professional management company, RealManage Elevated Onsite to oversee the management of the Association. RealManage Elevated Onsite oversees administrative duties and the association’s day-to-day operations, including communications with homeowners, billing and collection of assessments, contract negotiation and supervision, financial statements, budget preparation, enforcement of use restrictions, and many other related needs.

This partnership fosters stability and trust as volunteers and onsite staff work together to find strategies and solutions that will best serve the community as a whole over time.

From every annual assessment that is paid, to every lawn that is well-tended and every hour of service given by volunteers, Stonebridge Ranch thrives because tens of thousands of people do their part.
