Quick Updates from Around the Ranch
It’s been a busy and productive season across the community, and I’m pleased to share a few highlights and progress updates.
- Stonebridge Ranch & Virginia Parkway Vehicular Damage: Following the vehicle accident earlier this year, management has continued to coordinate closely with the Association’s insurance carrier, the City of McKinney, and our engineering partners to restore the damaged wall and surrounding landscape. To move this project forward, Childress Engineering Services has been retained to complete a detailed structural evaluation and develop the repair specifications. Their report will guide the scope of work for construction, permitting, and insurance reimbursement. Proceeding with this step ensures the restoration is properly designed, documented, and completed to the Association’s standards. The Association and the City are also collaborating to confirm long-term ownership and maintenance boundaries along this corridor so that future responsibilities are clearly defined and documented. Like many of you, we had hoped for a quicker resolution, we appreciate the community’s continued patience and understanding as we work to bring this area back to standard and ensure alignment between all parties involved.
- Lifestyle & Social Committee: The Lifestyle Director, Social Committee Board Liaison, and General Manager met last week to review and plan the 2026 Lifestyle Program. In addition to the signature events our residents already know and love, several new and enhanced experiences are being developed to keep community engagement strong throughout the Beach Club 2.0 construction phase and beyond!
- Fall is Officially Here in Stonebridge: Our Landscape & Grounds team has officially welcomed the season with beautiful fall décor and pumpkins around the Association office. The display has already become a favorite photo spot for residents and families be sure to stop by and enjoy a little bit of Stonebridge autumn charm!
As we continue managing day-to-day operations, it’s also important to stay focused on the bigger picture of how good governance and thoughtful planning keep our community strong.
Governance in Practice: Planning, Priorities & Financial Resilience
As communities mature, the focus of governance naturally shifts from growth and development to preservation and long-term stability. For Stonebridge Ranch, that means ensuring the systems, amenities, and infrastructure that define our community continue to be maintained and improved with foresight and care. Financial resilience isn’t about reacting to a problem; it’s about planning ahead. Responsible community management recognizes that as the cost of materials, labor, and insurance evolve, so too must our approach to financial planning. Our goal is not simply to meet today’s needs, but to anticipate tomorrow’s protecting what we’ve built over the last 35 years while preparing for the next 35.
Building Strength Through Strategy
Stonebridge Ranch operates on a scale similar to a small municipality, with parks, lakes, trails, and amenities that require ongoing reinvestment. These assets are not liabilities; they’re the foundation of our community’s character and value. Preserving them means taking a measured, proactive approach to planning and budgeting.
That includes:
- Regularly updating long-term capital and reserve plans to reflect real costs.
- Prioritizing maintenance and replacements in the right order, at the right time.
- Ensuring operational efficiency while maintaining high standards of care.
- Making informed financial decisions based on data, timing, and strategic need.
Every dollar spent should strengthen the Association’s position and support its long-term mission: to preserve and enhance the quality and value of Stonebridge Ranch for all homeowners.
A Shared Responsibility
Good governance is steady, consistent, and forward-looking. It doesn’t rely on quick fixes or reactionary decisions—it’s built on transparency, structure, and partnership. Each homeowner, committee, and leader plays a role in sustaining the legacy of this community.
Financial resilience is a high priority that requires our ongoing attention. Through thoughtful planning, disciplined management, and a shared understanding that what we maintain today safeguards our future tomorrow.
Special Meeting Recap – October 17, 2025
A Special Board Meeting was held today at 1:00 PM to address Board and officer updates. The Board appointed Joe Closs to fill an open seat through March 2026, when the term is scheduled to expire. Debbie Wells, who previously served as Director, will now serve as Vice President, and Joe Closs has been appointed as Treasurer. Thank you to the two property owners who attended the meeting via Zoom to observe the Board as it conducted Association business.
