Due JULY 15: BEACH CLUB Special Assessment Payment Plan Selections
Dear Stonebridge Ranch Homeowner,
Thank you all again for your feedback in our recent community survey. Our trusted partner Keen Research Group has completed its analysis of your feedback. The full survey results can be accessed via the CiraNet portal. After reviewing the priorities you shared, the Beach Club project has been reduced in overall scope to more closely align with the results of the community survey.
At a special Board meeting on 6/9, the Board approved a one-time special assessment, the first in Stonebridge Ranch’s 35-year history. This amount is approximately 1/3 less than originally estimated and is based around a reduced design that more closely aligns with homeowners’ expectations.
The special assessment will be due by September 1, 2025. We understand this one-time special assessment may be an unbudgeted item for some homeowners, so to provide added flexibility, homeowners may choose from payment plans of 6-, 12-, or 18-months, available to apply for now. A nominal one-time administrative fee will be included with the first installment of each payment plan. Homeowners interested in enrolling in a payment plan must submit the required paperwork by July 15, 2025.

UPDATE: BEACH CLUB PROJECT / SURVEY RESULTS
Earlier this year, the Association partnered with Keen Independent Research to conduct a resident-wide survey on the proposed Beach Club Project. We were thrilled to receive responses from nearly one-third of our vibrant community. The final report has now been published and is available for viewing on your CiraNet Homeowner’s Portal under “Resident Documents Portal > Community Info folder.”
Here are some key takeaways from your feedback:
The Beach Club emerged as the second-most cherished amenity, following our beloved hiking and biking trails. Homeowners overwhelmingly feel the Beach Club enhances the spirit of our community and supports property values and neighborhood appeal. You ranked project priorities in the following order:
- 1st – Pool Replacement
- 2nd – Outdoor gathering areas, such as the proposed pavilion
- 3rd – Indoor gathering options, including a possible expansion of the Community Room
When it came to cost, you clearly favored the most cost-effective option with the lowest special assessment.
A copy of the survey results is available on your Homeowner’s Portal, labeled “Final Report – SBR Beach Club Survey.”
In direct response to your voices, the Association will:
- Scale back the pool count from four to two—one for adults and one for children—to better reflect the community’s needs and budget.
- Revisit pavilion designs to align with a more modest budget.
- Remove the 200-person Community Room expansion from the plan.
- Reduce the overall budget and the anticipated one-time special assessment.
The Board of Directors has directed our lead project architect, Kimley-Horn, to revise the project design accordingly. The pool design has been updated as shown in your Homeowner’s Portal, labeled “SBR Revised Beach Club Rendering with Metrics.” Other project features, such as the outdoor pavilion are unchanged in the rendering but will be reviewed as the design proceeds. Changes will be reflected in design updates as the project progresses.
As a result of these adjustments, the project budget has been trimmed by approximately one-third. The one-time special assessment will be reflective of these adjustments and communicated separately.
