Update from the GM: Recap of the June 25th Board of Directors Meeting

Thank you to everyone who attended the June 25th  Board of Directors Meeting, whether you joined us in person or listened by Zoom. We appreciate homeowners who take the time to stay connected and informed about what is happening in Stonebridge Ranch.  Below is a recap of the meeting. This is meant to share key updates in a clear, homeowner-friendly way. It is not a replacement for the official meeting minutes, which will be posted after Board approval.

A Quick Reminder About Board Meetings

Board Meetings are meetings of the Board of Directors. They are held so the Board can conduct Association business, discuss agenda items, and take action when needed. Homeowners are always welcome to attend and observe. If you would like to formally address the Board, please use the Speaker Form that is included with each Board Meeting notice. This helps ensure comments and questions are received in advance, gives management time to research items when needed, and allows the Board to move through the meeting agenda in an orderly way.

 

Meeting Minutes

The Board approved the May 28, 2026 Board Meeting Minutes with discussed revisions. Once finalized, the approved minutes will be posted to the homeowner website and Board portal.

 

Financial Update

The Association remains financially stable and well-positioned. For May, the Operating Fund ended with a monthly surplus of approximately $219,915 and a year-to-date surplus of approximately $337,399. In simple terms, operating revenue is generally tracking with budget, while expenses are currently trending below budget year-to-date.

 

A few key takeaways:

  • To date, the Association’s legal firm, Steptoe & Johnson, has collected $1,522,052.27. Collections received between May and June 2026 totaled $172,957.63.

 

Investment and Cash Management

The Board discussed continued efforts to strengthen cash management and investment oversight. Recently matured CDs are being transferred from Bank of California to Frost, and additional capital CDs are scheduled to mature in July. The Finance Committee will also review options for moving excess retained earnings into reserves, capital, or other appropriate funds so Association dollars are properly allocated and earning interest.

 

Main Office Building Update

Management provided the Board with a brief update on the Association’s Main Office Building. The Association remains temporarily relocated while restoration planning and review continue following the January water loss event. Management is coordinating with contractors, engineers, insurance representatives, fire protection professionals, and the City of McKinney before recommending final restoration authorization. Build back has not yet begun because the final scope of work is still being confirmed, including building conditions, fire suppression requirements, insurance scope, and applicable city requirements.
The temporary office location remains open and operational for homeowner services. Management will continue to update the Board as the project progresses and will bring any required approvals forward once the final scope and next steps are ready for consideration.  There is no current indication that an a special assessment is needed for the main office building renovation.

 

Compliance and Modifications Update

The Board received a verbal update from the Director of Compliance, on current compliance and modification activity. As of the meeting, the Association had 1,894 open violations at various stages of the compliance process. This does not mean all violations are at the fine stage. Compliance matters move through levels, beginning with courtesy notices and progressing only when issues remain unresolved.

Landscape & Grounds

The Board received updates on several active Landscape & Grounds projects.
  • Virginia Weir Wall: Engineering review and repair planning continue. This project includes removal of the failed weir wall, pipe repairs, erosion repair, and coordination with the City of McKinney because portions of the work may involve city right-of-way or property.
  • Fence Repair Project: The 2026 fence repair project continues. Prior punch-list items have been reviewed and addressed, and work has moved to Fountain View. Management is monitoring progress and quality as work continues.
  • Tree Maintenance:  Management is working with current landscape vendors on immediate tree needs while the Landscape & Grounds Committee reviews future contract options and recommendations.
The Board also discussed the importance of long-term planning for major Association assets, including irrigation, mulch, monuments, ponds, reserve planning, and future Landscape & Grounds priorities.

 

Beach Club Project

The Beach Club project remains on schedule and within budget. Recent work includes excavation, soil conditioning, utility trenching, and preparation for pool foundation work. The outline of the pool is now more visible on site. Several project items remain under review, including tree preservation, utility routing, the existing veranda slab, lighting, playground specifications, furnishings, and value engineering items. The Board approved removing certain in-pool umbrellas and shade loungers from the project scope due to maintenance and operational concerns.

 

Amenities

The Board reviewed upcoming court-related items, including potential pickleball conversion, court painting, and windscreen replacement. Additional bid information will be gathered before final approval.

 

Communications

The Communications team reported continued strong engagement with SRCA digital platforms. Website traffic increased over the prior month, with most visitors finding the website through organic search or direct links from Association communications. Email engagement also remains strong, with open rates above industry averages. Thank you again to the homeowners who attended, observed, and continue to stay engaged in the work taking place throughout Stonebridge Ranch.

 

Social Committee & July Events

The Board received the Social Committee’s Post-Meeting Action Report and reviewed the upcoming July 2026 community event calendar. The management team w/ the committee continues working to enhance resident events by improving communication, expanding sponsorship opportunities, and making events easier for residents to navigate. Recent improvements include adding clearer maps, parking information, and event details to event promotions, while additional sponsorship opportunities and future programming ideas remain under review.

 

We encourage everyone to join us at one of the upcoming July events:
  • DJ at the Aquatic Center – Thursday, July 2, from 5:00 p.m. to 8:00 p.m.
  • Coffee & Connect – Wednesday, July 15, from 9:30 a.m. to 10:30 a.m.
  • Cardboard Boat Races – Saturday, July 18, from 11:00 a.m. to 1:00 p.m.
