Finance Flash: Understanding Your Monthly Financial Report

Each month, homeowners have access to the Association’s financial reports. While the packet may look intimidating at first, it’s designed to provide a transparent snapshot of the Association’s financial health.

Here’s a quick guide to what you’re seeing:

Revenue & Expense Reports

The Revenue & Expense reports show how the Association is performing compared to its approved budget.

These reports answer questions such as:

• Is the Association collecting assessments as expected?
• Are operating expenses tracking within budget?
• How are we performing year-to-date?

It’s important to remember that not every expense occurs evenly throughout the year. Some maintenance activities, contracts, and seasonal services naturally cause expenses to fluctuate from month to month. For that reason, year-to-date trends often provide a more complete picture than looking at a single month’s activity.

Balance Sheet

The Balance Sheet provides a snapshot of the Association’s financial position as of the end of the month.

This report summarizes:

• Assets (what the Association owns)
• Liabilities (what the Association owes)
• Fund balances, including operating and reserve funds

Think of it as a financial “snapshot” taken on the last day of the month.

Looking at the Big Picture

Rather than focusing on one individual line item, it’s helpful to review the reports as a whole. Temporary variances can occur throughout the year due to the timing of invoices, seasonal work, or planned projects. The Board and management review these reports each month to help ensure the Association remains financially healthy and continues to plan responsibly for both current operations and future needs.

Homeowner assessments are the Association’s primary source of revenue and help fund the maintenance, services, and amenities enjoyed throughout the community. If you have an outstanding balance on your account, we encourage you to submit payment as soon as possible. Timely assessment payments help the Association continue providing quality services and maintaining the community for everyone.
