Compliance Corner: Planning a Walkway? What Stonebridge Ranch Homeowners Need to Know
We’re seeing more homeowners adding walkways, stepping-stone paths, and other creative landscape features throughout Stonebridge Ranch, and we love seeing residents improve and personalize their outdoor spaces!
Before you grab the shovel or order those pavers, however, there are a few important guidelines to keep in mind.
Walkways installed on private property must follow the Association’s guidelines and receive the appropriate Modification approval before installation begins.
Planning a Walkway? Start Here
Mind Your Property Lines
In most cases, walkways cannot be located closer than 5 feet from a property line.
When the 5-foot setback cannot be met, certain nonsolid walkway designs may be considered. River rock or crushed stone with steppingstones may be used, provided the steppingstones maintain an 18-inch setback from the property line.
Choose the Right Materials
Approved walkway materials may include:
- Concrete
- Concrete stepping blocks
- Brick
- Concrete pavers
- Stone
- Other materials approved by the Reviewing Body
If concrete is used, it must be a minimum of 4 inches thick.
Don’t Change the Flow
One of the most important considerations when adding a walkway is drainage.
A new walkway cannot alter the established drainage patterns of your property or neighboring lots. Before planning your project, consider how water currently moves through your yard and make sure the proposed walkway will not interfere with that flow.
Leave Room for Greenery
Walkway projects must also maintain 50% turf grasses, as depicted in the Association’s landscape palette.
The goal is for new hardscape features to complement your existing landscaping while maintaining the overall character and appearance of the property.
Don’t Forget Your Modification Application
This is the most important step: Submit your plans and receive approval before beginning installation.
Your Modification application should include:
- A shaded area identifying the proposed walkway location
- A site plan drawn to scale showing the home, proposed walkway, easements, property lines, and setbacks
- Photos of the existing home and the area where the walkway will be installed
- A sample or photo showing the proposed walkway design and materials
Taking the time to submit a complete application before beginning your project can help prevent costly or frustrating changes later.
Already Have a Walkway?
If you recently installed a walkway or stepping-stone path, take a moment to review the Association’s guidelines and make sure your improvement complies with the applicable requirements.
Please remember that Modification approval is required before beginning a new walkway project.
Build It Right. Plan It First.
We want Stonebridge Ranch homeowners to have the opportunity to create beautiful and functional outdoor spaces while also protecting the landscaping, drainage, appearance, and standards that help make our community special.
