Compliance Corner: Modification Applications & Sod Maintenance Update

Maintaining Stonebridge Ranch standards is a shared responsibility between homeowners and the Association. Our Compliance and Modifications teams help support that effort by providing guidance, reviewing exterior improvement applications, and helping ensure community standards are consistently maintained.

Modifications Update

In June, the Modifications Department received 86 exterior modification applications for projects including landscaping, fencing, patios, pools, and other exterior improvements.

To date:

• 57 applications have been approved
• 5 applications have been denied
• 2 applications have been cancelled
• 22 applications remain under review

Homeowners planning exterior improvements should submit a modification application before beginning work. This helps confirm that projects align with the governing documents and architectural standards before time and money are invested.

Sod Maintenance Update

The Compliance Department reports that approximately 95.5% of homes in Stonebridge Ranch are currently in compliance with the Association’s sod maintenance standards. Approximately 4.5% of properties have an active sod-related compliance matter. This reflects strong homeowner participation in maintaining attractive neighborhoods and protecting the overall appearance of the community.

Grass Guide Resource

Last week’s “Why Won’t My Grass Grow?” guide was the most-clicked link in Friday Flash. For homeowners dealing with lawn challenges, the guide provides practical information on common causes of poor grass growth and steps residents can take to improve lawn health.
